Humidity and condensation control for UAE buildings

Rooms can feel damp even when the thermostat reaches its setpoint. Condensation on diffusers, wet insulation or recurring musty conditions call for a closer look at how cooling, ventilation and the building fabric work together.
RGS investigates the HVAC contribution to humidity problems in commercial buildings across the UAE. Our assessment considers operating conditions and possible non-HVAC moisture sources before an equipment change is recommended.
Why temperature alone does not tell the full story
A thermostat measures temperature, not the full moisture load. Equipment selection, runtime, outdoor-air treatment, controls and building pressure can all affect humidity. Water leaks, drainage faults and damaged insulation can also contribute and may require work beyond the HVAC system.
The aim is to establish which factors matter in your building, rather than assume that every damp room has the same cause.
What the assessment can include
- Temperature and relative-humidity readings in affected and comparison areas, with logging where appropriate.
- Supply-air conditions and the performance of fresh-air handling units.
- Unit capacity, operating hours and cycling behaviour in relation to the current load.
- Coil, filter, drain and condensate-system condition.
- Fresh-air and extract volumes, controls and pressure relationships.
- Surface temperature and dew-point checks at condensation locations.
- Visible insulation defects, air leakage and other moisture paths requiring further investigation.
The survey scope and any specialist investigations are agreed for the property. Existing mould or water-damaged materials may also need assessment by a suitable remediation specialist.
Correct the factors identified by the survey
Controls and operating strategy. Review sensor accuracy, schedules, setpoints and humidity control where the system supports it.
Fresh-air treatment. Assess FAHU coils and controls to establish whether incoming air is being treated appropriately.
Equipment capacity and modulation. Consider changes where the installed capacity and operating behaviour do not suit the present load.
Coils, drainage and insulation. Address maintenance defects and coordinate repairs to identified condensation or moisture paths.
Air balance and dehumidification. Evaluate supply and extract adjustments, dedicated dehumidification or reheat where justified by the design. The appropriate solution depends on the space and its use.
A measured approach to improvement
We document the observed conditions, explain the likely causes and propose a scope of corrective works. Post-work checks can then be compared with the baseline under comparable operating conditions. Humidity targets should suit the building use and agreed design requirements.
